Fire-rated and acoustic doors for hotel projects: what buyers must specify

Updated 2026-09-28 · JIAHOME export team

On hotel and apartment projects the door is a life-safety component, not a decoration. These are the parameters that end up in the approval documents.

Rating, and who accepts it

Fire ratings are expressed in minutes or classes (for example 30/60 minutes, or EI30/EI60). What matters commercially is which rating the local authority and the project insurer accept, and whether the certificate covers the complete assembly — leaf, frame, seals and hardware — not just the leaf.

The assembly, not the door

Acoustic performance

Sound reduction is usually quoted as Rw or STC. Hotel guest-room doors commonly target the 30–35 dB range, achieved through mass, a proper perimeter seal and a drop-down or brush seal at the threshold. Specifying a heavy leaf without seals is the most common false economy.

Documents to collect with the order

Ask for the test report reference, the tested configuration drawing, installation instructions, and the hardware list that was part of the test. On site, keep the labels visible — inspectors look for them.

Frequently asked questions

Can a fire-rated door also be acoustic?

Yes, and hotel guest-room doors usually are: a dense core with intumescent and smoke seals can serve both purposes, provided the tested configuration is respected.

Do I need special frames?

Usually yes. A rated leaf in an uncertified frame does not hold the rating, which is why rated openings are normally bought as complete sets.
